Parkes Development Group, a Nashville-area firm that has spent nearly five decades building retail and mixed-use projects across the Southeast, has completed Adams Creek Town Center, an open-air retail development at 2300 East Hillside Drive in Broken Arrow, Oklahoma.
The project, a joint venture with private equity partner League Capital, totals more than 135,000 square feet of retail and lifestyle space along with available outparcels.
Several national retailers have already swung open their doors at the center this month, including Five Below, HomeGoods, Shoe Dept. and Books-A-Million, according to Matt Mardis, who served as landlord representative on all tenant leasing for the center, through Tulsa-based Paine Commercial Real Estate. Additional tenants include Burlington, Bealls/Home Centric Outlet, Kids Empire, Goldfish Swim School, Opal Nail Salon, Cold Stone Creamery, Shake Shack and Jiffy Lube, many of which are entering the Broken Arrow market for the first time, according to CoStar information.
The $70 million project broke ground in June 2025 after Parkes Development Group and League Capital closed on the site the prior month.
The firm’s portfolio of completed work includes Nashville West Shopping Center, a power center in West Nashville anchored by Target and Costco; The Oaks in Murfreesboro, Tennessee; and The Melrose, an adaptive reuse mixed-use project in Nashville’s Berry Hill neighborhood. The company was founded in 1978 when Joe Parkes Sr. left his role as a vice president at Hardaway Construction, according to the firm’s website.
League Capital, led by managing principal Matt Mardis, served as the private equity partner on the deal, according to marketing materials. Firstar Bank provided the construction loan for the project and Nuveen Green Capital was a sustainable finance partner on the development.
The development team also includes Parkes Construction Group as general contractor, Nelson Worldwide as project architect, and Cedar Creek Consulting as civil engineer, according to marketing materials. The project recently won at the NAIOP Deal of the Year Awards Gala, according to Paine Commercial Real Estate’s website.
Adams Creek Town Center is positioned adjacent to Target, Lowe’s, Trader Joe’s, Dick’s Sporting Goods, Ross, Marshalls, Ulta, Cinemark, Hobby Lobby, Sprouts and Starbucks. The center is expected to generate significant economic benefit for Broken Arrow and Tulsa County, including $57 million in new retail sales, more than $500,000 in new ad valorem taxes, over 445 permanent jobs and $5.4 million in new payroll, according to marketing documents. The project also supported more than 500 construction jobs during the build-out.
